2025 Real Estate Recap & Team Expansion
Happy new year. We are going to keep this one focused: one big number from 2025, what it tells us, and a warm introduction to the newest member of the Mo Realty Team.
The headline number
The GTA closed out 2025 with roughly 62,000 total residential transactions. To put that in perspective, the long run normal for TRREB is closer to 93,000 transactions per year. That means 2025 came in approximately 34% below normal, one of the slowest years the region has seen outside of pandemic lockdowns.
What a slow year actually means
A slow year does not mean a cheap year. Average prices were roughly flat to slightly down, not collapsing. The story of 2025 is frozen activity, not crashed prices. Sellers who did not need to move stayed put, buyers who were not forced to buy sat on the sidelines, and both groups watched interest rates.
The practical implication: when activity unfreezes, it tends to unfreeze quickly. Pent up demand from three slow years is a real thing, and it does not come back in an orderly line. We saw early signs of this in December, and we are watching February and March closely.
Welcome to Ghada Farah
We are thrilled to introduce the newest member of the Mo Realty Team: Ghada Farah. Ghada brings a background in client service and a sharp eye for the details that make a transaction go smoothly, from the first showing to the closing table.
Ghada will be working closely with Mo on client care, showings, and transaction coordination. If you have an active file with us, you will likely hear from her in the coming weeks. If you are new, you will get to know her quickly. She is terrific, and we could not be happier to have her on board.
Our goal has always been to give clients more attention than the typical single agent model can offer. Adding Ghada means faster responses, more showing availability, and more hands on support through every stage of a move.

- Occasional deeper market reports as new data drops, starting with a 10 year Toronto housing report
- Quick videos on specific neighbourhoods and buildings we are watching
- And of course, real, boots on the ground service for anyone buying, selling, or renting in the GTA
