One onboarding walkthrough. Photo and video condition record, systems inventory covering the furnace, AC, water heater, panel and shut-offs, appliance ages and warranties, and a key and code register. This becomes the file everything else measures against.

Traditional GTA property managers charge 8 to 12 percent of monthly rent, or $175 to $280 per door, and typically add a 10 to 20 percent markup to every contractor invoice. On a $2,800 unit that is roughly $3,400 a year before a single repair. Property Care on the same unit is $1,490 paid annually, with nothing added to the trades.

Charged per tenancy, payable on lease signing. A property with two self-contained units is two files and two leases, and is billed per unit. Nothing is owed unless a tenant is placed and a lease is signed.

A percentage-based manager gets a raise every renewal for the same work. A flat fee means the cost of oversight stays where you set it, and the upside of a rent increase stays with you.
Most managers add 10 to 20 percent to every contractor invoice, which quietly gives them a reason to prefer the more expensive quote. We add nothing and the trade bills you directly.
You hold your own rent, remain the landlord of record on every tenancy, and approve each expense before it is committed. Nothing moves without your written say-so except a genuine emergency under $500.
Our interest is the value of the asset over years, not the management fee this month. Protecting what the property is worth when you eventually sell is the whole point of the service.
Term. Twelve months. Monthly plans may be cancelled after the third month with 30 days' written notice. Annual plans are refundable pro rata, less the value of the two complimentary months.
Service area. Toronto, Peel and Durham Region. Properties beyond a 45-minute drive are quoted individually.
Access. Keys, fobs and codes are held securely and logged. Tenant entry always follows the 24-hour written notice requirement under the Residential Tenancies Act.
Spending authority. Nothing is approved on your behalf without written consent, except a genuine emergency up to $500 where waiting would cause further damage.
Lease renewal and rent increase, $199. Market rent check, renewal negotiation, and a guideline-compliant N1 or N2 notice prepared and served on time.
Additional walkthrough, $125. Beyond the four quarterly visits. Photo report included.
Vacancy watch, $99 a month. Bi-weekly checks while the unit sits empty or you are away for the season.
Renovation or turnover project management, 8 percent of project, $500 minimum. Scope, quotes, trade scheduling, site visits and sign-off.
