Your March Market Update

Spring is coming, and with it the beginning of what we think will be the busiest stretch of the year so far. Here is what the February data showed us, plus a few things we are excited about this month.

The key thing to note: listings fell more than sales. That is not what you see in a collapsing market. It tells us that even though buyers are cautious, sellers are equally willing to wait. Supply and demand are both constrained, which is why prices are soft but not falling off a cliff.

What we are telling clients: This is a window for patient buyers. Well priced homes are still moving quickly, but you have negotiating room on anything that has been on the market for more than a week. For sellers, pricing correctly on day one has never mattered more.

Local pick: Sudan Tokoul

We love shining a light on independent restaurants we are rooting for. This month’s pick is Sudan Tokoul, a Sudanese spot on Parliament Street in Cabbagetown (240 Parliament St). Warm, friendly, and a menu full of dishes you have probably never tried before. If you go, get the ful and the asida. You will thank us.

Spring home maintenance checklist

Now that the weather is turning, here is a short, practical list of things to tackle around the house this month. Most of these take an hour or two and can save you real money later.

  • Check your roof and eaves from the ground with binoculars. Look for missing shingles, sagging gutters, or ice damage
  • Test your sump pump before the real spring melt hits. Pour a bucket of water into the pit and make sure it kicks on and clears
  • Clean dryer vents from the outside termination. Lint buildup is one of the most common and most preventable causes of house fires
  • Reseal window and door caulking where you can see gaps. Cheap, fast, and it pays for itself on your next heating or cooling bill
  • Service the HVAC before the cooling season. Same technician is typically less busy and cheaper in March than in June
  • Walk the foundation and look for new cracks. Small ones are normal, but anything that has changed noticeably since fall is worth a professional look

Community events this month

  • Canada Blooms at the Enercare Centre, the country’s largest flower and garden festival
  • St Patrick’s Parade in downtown Toronto, mid March, always a good time
  • One of a Kind Spring Show for handmade gifts and local makers
  • Maple syrup season at Bruce’s Mill and Kortright Centre, great with kids
