June 2026: The Market Finds Its Footing
Summer is here, and the market kept heating up through June. Sales jumped 9.4% year over year, the strongest gain of 2026 so far, while new listings fell 12.9%. TRREB is now calling 2026 a "year of two halves," with more buyer competition and renewed price growth expected in the back half of the year. For now, prices remain just below last year, with the average home at $1,058,658, down 3.9%, though the pace of decline keeps easing.

Month over month: May to June
Sales rose from 6,574 to 6,770 (up 3.0%) while new listings pulled back from 17,698 to 17,282 (down 2.4%). The average price slipped about 1% to $1,058,658. On a seasonally adjusted basis, TRREB reported both sales and the average price edged up versus May, a sign the market is firming as summer begins.
What the numbers say for buyers
Competition is building. Sales rose 9.4% year over year while new listings fell 12.9%. With TRREB forecasting more buyer competition and renewed price growth in the second half of the year, the window to buy before prices firm up is narrowing.
Prices are still below last year. The average price of $1,058,658 is down 3.9% from last June, and the pace of decline is easing. Buying now still means paying less than a year ago, but that gap is closing.
Condo buyers, take note. With condo prices down 9.5% year over year and roughly 8,600 active condo listings across the GTA, this segment offers the deepest discount and the most choice in the market.
What the numbers say for sellers
Demand is strong and supply is thin. Nearly 10% more homes sold than last June while almost 13% fewer came to market. Serious buyers are back, and well prepared listings are meeting real competition again.
Pricing still decides everything. Average listing days on market sits at 29, up from 26 a year ago. Homes priced to the current market are moving; homes priced to 2022 are sitting. A pre listing pricing conversation remains the best investment you can make.
Rate watch
The Bank of Canada held its overnight rate at 2.25% on June 10. The next rate decision lands July 15. If you have a mortgage renewal coming up in the next six months, this is the time to talk strategy, not the week your term expires.
Five summer home maintenance tips
- Service the air conditioner. Clean or replace filters and clear debris around the outdoor unit. A struggling AC costs more to run and dies on the hottest day of the year.
- Check seals and caulking. Summer is the easiest season to re caulk windows, doors, and exterior penetrations before fall rain finds the gaps.
- Clean gutters and check grading. Summer storms are short but heavy. Make sure water drains away from the foundation, not toward it.
- Inspect the deck and fence. Look for lifted boards, popped nails, and soft spots. A weekend of sanding and sealing adds years of life.
- Test smoke and carbon monoxide detectors. Two minutes, twice a year. Put it on the calendar with the season change.
